Hong Kong’s Shui On Land forms JV for Shanghai redevelopment project

Shui On Land, a Hong Kong-listed property company, has entered into an agreement with Shanghai Pucheng, a state-owned enterprise, to redevelop Zhaojia Lou Ancient Town in Shanghai, China. Located in Pujiang Town within the Minhang District of Shanghai, the area is well known amongst tourists for its canals and ancient architecture, earning the town an AAAA rating according to Chinese authorities. The rating means the site attracts approximately 500,000 visitors each year.

The area boasts excellent accessibility, being bordered by the Shanghai Shenjiahu Expressway and Shanghai North-South Elevated Road, as well as two subway lines. Five-bedder at Parc Stevens sold for $2.65 mil profit

A unit at Parc Stevens saw the most profitable condo resale transaction during the week of April 4 to 11, with a 51% profit of $2.65 million achieved. Located on Stevens Drive in District 10, the 3,466 sq ft, five-bedroom unit was purchased by the seller for $5.2 million in April 2007 before being sold for $7.86 million on April 10, 2021. This transaction marks the highest psf-price ever recorded at the development, and the first unit to change hands this year.

The second most profitable transaction was recorded at Yong An Park, a freehold condo in the River Valley area. A four-bedroom unit measuring 3,434 sq ft on the 10th floor was sold for $8.1 million, or $2,359 psf on April 6. The seller had bought the unit for $6.02 million back in March 2012, thus making a gain of $2.08 million (35%) over a holding period of 11 years.

In contrast, the most unprofitable transaction of the week was the sale of a four-bedroom unit at Marina Bay Suites. Bought from the developer for $6.39 million in 2009, the unit was sold for $5.25 million on April 10, 2021, resulting in a loss of $1.14 million (18%) across 13 years. Since January 2021, 24 resale transactions have taken place at the development, out of which 23 have occurred below the purchase price.

Between April 4 to 11, three profitable transactions and one unprofitable one were completed at the above-mentioned developments. All of them showcase the potential for either profits or losses in the real estate market. At a guide price of $63 million, owners of the 26-unit walk-up development at 52 to 62H Tanjong Katong Road have relaunched the property for tender. Boasting a land area of 32,397 sq ft, the four-storey development has the potential to yield up to 45,356 ft of gross floor area upon redevelopment. It could potentially have 49 residential apartments with an average size of 915 sq ft.

The guide price translates to a land rate of $1,401 psf per plot ratio (psf ppr) including an estimated land betterment charge of $530,000. However, this could be lowered to $1,375 psf ppr after factoring in a 7% bonus balcony gross floor area.

Shipyard at Benoi Road for sale at $11.3 mil

An extremely rare opportunity to acquire an industrial property of over 500,000 sq ft with waterfront access has been launched for sale at 1 Benoi Road in Singapore. The site has a guide price of $11.3 million and includes a two-storey office block with a single-storey annexe office, three blocks of single-storey workshop, a mould loft building, a fabrication workshop and wharf.

GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr

The 99-year leasehold site for the lentor residential government land sale (GLS) at Lentor Gardens closed today with GuocoLand and Intrepid Investments (a subsidiary of Hong Leong Group) submitting a bid of $486.8 million and resulting in a land rate of $985 psf per plot ratio (psf ppr).

“For the Lentor Gardens site, we are envisioning a new high-end residential development with around 533 units, and with 600 sqm of childcare facilities,” says a GuocoLand spokesperson.

Mark Yip, CEO of Huttons Asia, noted that the bid of $958 psf ppr was the lowest for a land parcel in the Lentor precinct, and the first residential GLS tender to have received only one bid since the Silat Avenue GLS site in 2018, which a consortium led by UOL Group won for $1.035 billion.

The Lentor Hills estate could soon be widely known as a premium residential area with the development of three new sites. Last September, Lentor Avenue Central was awarded to a consortium of China Communications Construction, Soilbuild Group Holdings and United Engineers, who submitted a bid of $481.03 million ($1,108 psf ppr). TID (a joint venture between Hong Leong Group and Mitsui Fudosan) was the top bidder for the Lentor Hill (Parcel B), submitting a bid of $276.36 million ($1,130 psf ppr).

GuocoLand purchased the GLS site for $586.6 million ($1,060 psf ppr) in January 2022, with the future 598-unit development in Lentor Hills Residences, developed in collaboration with Hong Leong Holdings and TID, to be launched soon.

Last September, the 605-unit Lentor Modern integrated development was launched and saw 84% of units sold on launch weekend. At current the project is 88% sold at an average price of $2,104 psf.

Yip’s research indicates that bids have been on a decreasing trend since the first Lentor GLS site launch, which may have to do with developers being aware of the amount of land being pushed out for sale, as well as the high possibility of being imposed with additional buyer’s stamp duty if unable to sell all units within five years.

Two more GLS sites in Lentor are available for sale in the 1H2023 GLS Programme, one of which is expected to be launched for tender this month. The sites are expected to yield a total of 945 residential units.

Leonard Tay, head of research at Knight Frank Singapore, believes that all the seven residential sites in Lentor has the potential to bring about a total of 3,500 new units to the area, potentially accommodating 11,000 new resident within a span of three to six years.

The future development at the Lentor Gardens site, being within walking distance of the Lentor MRT station, Thomson Nature Park and Yio Chu Kang Stadium and Sports Complex, should draw potential homebuyers with its accessibility to recreational facilities and schools such as CHIJ St Nicholas Girls’ School.

According to OrangeTee & Tie CEO Steven Tan, the eventual launch at the site could see units priced around $1,950 to $2,050 psf.…
